You don't mention how many bedrooms and bathrooms you have in your home. That could be crucial to this possible idea to consider:

Let's say you have three or four bedrooms. Would you consider taking on roommates, all of whom have something in common with you? You could all be vegetarians or law students or nurses, or something like that. Create your own residential community with all of them.

You have a mortgage, of course, and you also have property taxes and other bills to pay. Perhaps $800 to $1,000 rent per person would be seen as being reasonable.

Choose carefully. Get a communal vibe going. Once you are reasonably comfortable that everyone is responsible, you could move on to buying another property. Keep your own room there. You are still a resident, but only on a part-time basis. Stay nearby. Go over occasionally to see how things are going. Your roommates are covering most of your expenses, thus freeing up your money for another project.
