Thanks for this, Charlie. I am both an Airbnb host (SuperHost) — with 4.96 average among about 60 reviews for the whole place and 60 for renting the spare bedroom while we are home — and a traveler, having stayed in more than 100 places in 33 countries.
I also belong to the Facebook group Airbnb Host Community - Vent, Recommend, and Discuss. There is one consistently appearing theme among dozens of hosts on that page: people who ask for a discount are those who have eventually caused lots of problems.
While I see that that is not the case with you, and that you are very conscientious, it appears to have happened to many hosts.
Something that we encountered earlier this year in Milan: the place looked gorgeous, and it was. But as we were living there, a few problems showed up that we never could have known about from the photos:
1. The living room sofa had no legs and was so close to the floor that it made it awkward to sit on it and then get up again.
2. As beautiful as it looked, the sofa was uncomfortable.
3. Kitchen lighting was such that when overhead lighting was turned on, just standing there blocked it, because it was behind, and we had to prepare meals in our own shadows.
4. Very long kitchen counter, which was great, with a grand total of ONE ELECTRICAL OUTLET on the wall.
5. Stove hood so low and hanging over the range, so that I (6' tall) kept on bumping my head on it.
6. Entry was from a password that depended on a reliable WiFi connection, which we didn't have all the time. Several occasions we had to call the manager so that he could come over and let us in. Very awkward for everyone!
These were all things that we could never have foretold from the photos.
