Outstanding suggestions. I have hosted in my Airbnb since 2018, so I have had many visitors. I do it in two formats: (1) They rent the spare room while we are home. (2) They rent the entire place while we are gone. Each works out well.
I have a few comments about some of your points. I will use your numbering system for the ones I mention:
1. As a host, I find that the best way to do this is to TURN OFF the Instant Booking feature.
2. This is a hard one. You never really know what your getting. You could be leaving those cupcakes for a diabetic and those IPAs for an alcoholic who is shaky in his/her sobriety.
4. We have a Cuisinart coffee maker, a French press, and a tea kettle. As a traveler, I have had a grand total of ONE host ask before our arrival what we wanted for adding to our coffee. I was impressed. Sure enough, the unsweetened almond milk was waiting there for us.
9. When an Airbnb rep came to our home to see if we would fit the profile of the Plus Program, she said it was best to show no branding. She recommended getting plain bottles and labeling them SHAMPOO, CONDITIONER, and BODY WASH.
